Hardcover is shelf worn with some white spots (paint?). Dust jacket in poor condition with foxing, damp stains, edge chips, creases, etc. Inscribed by the author to her Grandchildren on the right front flyleaf - "For My grand childrens Elden & Jeanne Staller, with deep affection Minnie Belle Mitchell." A two page hand written note on pink paper addressed to "Dearest Minnie Bell" is laid inside the front cover.
